I would hould have just went with the tried and true method of a hot tar mop job and been done with it. It would have easily lasted 20 plus years, taken you a quarter of the time and cost you a lot less. Just sayin bro. 🤙

The pipes are normally how the higher roof drains down and is probably clogged. If we remember, you saw one with runny tar out of it. I bet at one time they recovered or retared it and covered or clogged the drain holes. Try using a drone to get in close to see if you find relevant holes on top.
Future Yason is going to be so glad when the roof gutters are finished🌻By the time you finish this project Yason you will have developed some pretty specialized skills through trial and error. Future renovators are going to learn from your channel.

If you have mosquitoes, you need to make yourself some buckets-o-doom. You need 5 gallon buckets, straw, water, and mosquito dunks. Fill your buckets with straw lightly packed, then with water. Put a mosquito dunk in each bucket, and place the buckets in shady areas around your property. Once a month put in a new mosquito dunk. This will reduce the number of mosquitoes quite a bit. I did it last summer and am doing it again because I was amazed at how much good it did.
So I guess this wouldn't be on grand designs, cause as far as I can see you are just catching up on deferred maintenance and stuff. I am a fan of simple cosmetic fixes, not taking out walls and stuff. I guess you will have to do something to the windows to sorta freshen them up – repaint them, that sorta fiddly paint job is most difficult to do. The thing is cosmetic fixes still cost money cause the cost of paint is not cheap anymore.
Of course what you gonna do with this big building is the big question. Can't be so difficult to turn a bathroom into a kitchen if the drain is already in place.
Then IDK what about insulation? Cause I'm thinking if you do turn this into some sorta condo building you won't be able to stretch to having different meters for different tenants or whatever. I suppose if you turn it into some sorta doss house, which is probably the most profitable least work option I can think of – problem all those doss house people need somewhere to park.

It's a crazy thought, and I know this changes the look of the building, but what if you completely removed the pillar wall, built up a slope, and emptied it into a regular 6-inch aluminum gutter?

think about using 3m marine adhesive – it is really gnarly and pricey but will seal everything up before membrane application

Probably most repairs were emergencies so they will be a mess because done in the rain. Very messy. Why haven't you cleaned the sides where the hydraulic cement is poured? Shouldn't everything be taken back to the bare clean material first and then treated appropriately?
