  1. Case 1: I already completely understand why Judge Disanto would have such a problem figuring out who is lying because the landlord came off shady IMMEDIATELY.

  2. As a prop mngr of 20 yrs, Iā€™ve seen many tricks!
    A money order stub does not prove rent was paid .
    I once had a tenant who showed me three money order stubs claiming they mailed in their rent.
    I made them go through the money order provider & get actual copies of the cashed money ordersā€¦
    Turns out he wrote my name on the stub he kept, but wrote the actual money order at u out to himself and cashed themā€¦

    Nice try asshole!!
    Th eviction was granted!

    Additionally suggestion NEVER allow tenant to do any work on the property and exchange for rent.
    Your opinion of what the work is worth and their opinion of what the work is worth will rarely align. If they do a crappy job youā€™re going to end up with issues. Itā€™s a conflict of interest and a problem waiting to happen !!

  3. That last "landlord" likely told the guy he could stay there (without a written agreement or his wife's knowledge). After they were there, he got in trouble with his wife and is now trying get them out.

  4. Why do these people always show up with incomplete documents, ledgers, receipts, etc.? If I were going before a judge, I would be as organized as possible and have everything submitted to the court and opposing counsel on time. Once tenants started not paying I would have been extra careful about documenting everything. There are so many verbal agreements with no signed agreements. šŸ¤¦šŸ»ā€ā™‚ļø

  5. Sounds like these landlords are using these people for super cheap labor by giving them free rentā€¦.and then trying to short change them on their rent. Actually happened to me in my early 20s. A lot of work for 6 months free rent. Work done after 2 months, landlord filed an evictionā€¦.no lease, i was given one more month,,,,,,looking back, I realize should have had signed agreement and been given at least one year free rent

  7. I rent and my landlord has only one rental property and itā€™s where I live with an upstairs apartment and a downstairs. I hand him cash on the first of every month because he comes by and picks it up himself. I hand it over directly to him and I always text him on the first and he acknowledges when heā€™s in his way to grab it. Iā€™ve never felt any shady process with him and he has his own LLC and is self employed and does very well but busy during periods throughout the year. Heā€™s also very serious about tenants and Iā€™m pretty sure Iā€™ve been his best tenant because the other unit has had lots of turnover over the years but he also has them out immediately when thereā€™s been nonpayment issues or conduct issues. When I first signed my lease he was pretty strict with 3 pages of policies in the lease. And since Iā€™ve always paid right on the first and heā€™s never bothered me ever. But, I know not all landlords and tenants have such a good business relationship.

  8. The first landlord case: Either something's not right with her, (landlord), or the mail has been misplaced which means his money orders are in that pile of mail. She seems fishy to me and he seems truthful.
    The second case: Don't know what to think with that one.
    The third case: The landlord is out & out lying. Landlord couldn't keep stories straight.

    He cld b lying but it was a very specific thing to say/think of if he is.

  11. I think there was a misunderstanding about when he needed to start paying rent. So heā€™s been paying it every single month, thinking itā€™s for the current month and that his rent is current. The daughter has no business handling the renting of the house if she canā€™t even write receipts out. Iā€™m excited to see how this turns out!

  13. My previous rents, 2 different ones, were deposited into the owner's bank accounts. I'd receive a receipt that also specified the address it was payment for. My last landlord started getting dementia and near the end of our tenancy confronted us twice saying we hadn't paid that month. We texted copies to her. Soon her children interviegned and helped her sell off her rental properties because she just couldn't handle managing them anymore.

  14. So if I leave a key for someone to go in my house to do repairs, they can just move in? That's ridiculous. Also, whenever someone says, "I'm not a bad person," I suspect they might be a bad person.

  15. why would both sides in the first case come to court with virtually No Proof of Anything? the lady seems to have no credible idea about payments or dates paid and the renter says he sent money orders and didnā€™t even provide a copy of the carbon to the court or his landlord? bizarre case all around? smh

  16. I would add that relationships that have more than one aspect to them should be avoided at all costs. Never hire your neighbor/tenant/family member/employee/etc. to do work for you. We don't ever loan or borrow tools or other items to others. Never involve money and friends/neighbors/family relations/work/etc. For example, we have children (now adults), and we never loan them money. If we have the money to give, we give it. In all of the above situations (and related ones), its just not worth the potential headache. Moreover, good relationships of whatever variety can be hard to find, so why jeopardize them? Keeping good boundaries profoundly reduces stressful and costly situations (money to heartaches).
